Hi, we live in Arvada and looking at a second property out towards the Grand Lake area.

We would like to be within and hour of a ski resort, Rocky Mountain NP, a large water body and my hubby would like access to public land for hunting. I would like to be no more than 30 mins from a decent grocery store.

He’s in the oil field and works 21 and off 14 days, so we’re not too worrried about the traffic factor since we’ll be able to go mostly during the week.

We’ve settled on the Granby and surrounding areas. Ended up narrowing it down to Somewhere between Grandby and Kremmling.

Inventory is pretty low, so now we’re looking for a buildable lot to put a small cabin and maybe a shop on. Less than 2 acres with either utilities already in place or easily runable to the property.

Budget of up to 80k for the lot, but if we go that high it would need utilities and a decent view.


Any suggestions? Should we be looking somewhere else? How are Hot Sulpher Spring and Kremmling?

They are more similar than different. Kremmling is bigger and probably has a bit more in town shopping but HSS is closer to Grandby. Kremmling has a moderate sized Hispanic population, HSS doesn't. HSS has more middle and upper income people, Kremmling more poor. But it will depend exactly where you are.
