Charlotteville is nice, if you want / need urban amenities but "in the country". The prices are better than northern Virginia but there are also higher than anywhere else in those mountains. Probably best to specialize in one or a few products. Hundreds or thousands of hobby farms in that area trying to sell into the local fresh market or maybe trying to find DC area buyers.

Other options include the Radford - Christianburg area outside Blacksburg VA or Harrisonburg VA. Clemson, SC is also worth a look.

Are you wanting low or no snow? If it is none or virtually none, cross off the west except for California within 1-2 hours of the coast and parts of Arizona below 4,000 feet, some of southern New Mexico and most of Texas.

In the southeast I was used to people calling it farming even for livestock operations. I associate ranching with the west but maybe others vary.

Whatever you call it, it is work. Do you want to give 500 hours a year? 1k, 2k, 3k? Would you hire any help? Pick your operation size after determining your labor supply.

If your experience with farming or ranching is modest or less, go slow. Visit operations, read books / take classes, work on somebody else's place for awhile.

Do you want to be a cow mid-wife, doctor, security guard, etc.?
