During the depression of the 1930s it was said " You can buy a hamburger for a nickel, but nobody has a nickel." So, it can go the other way too. I suspect that since the average American is hopelessly in debt that cash will be king.

I am trying to decide between Montrose and Flagstaff myself. I can totally understand what Jazzlover is saying in fact in my Colorado visit I talked with someone about the very same thing. It is decievingly green and you feel that there is plenty of water! But in fact it is dry as feeling the global warming like any place. With that said, Anyone have an opinion between the two cities I am looking at?

If AFFORDABILITY is not an issue for you, go for Flagstaff! IMO it's a much nicer place than Montrose.

What about the issues with the schools in Flag? I pulled them up in the stats and found them scored sooo low. I asked one local about the schhols, all she had to say was look at the huge std rate in them :0. I have never had someoen bring up STD rates in discussing a place to live. We loved Flag just have a couple reservations I have to dig through.

I went to high school in Montrose (graduated with highest honors) and my parents lived there for 45 years. I still have family there.

Montrose is in a very pretty setting, but the town itself is closed and myopic. They've been bought out by the developers and realtors. One prime example is the beautiful meadow that now hosts JC Penney and all. The town's real estate is crashing hard, and deservedly so, the realtors/developers had no reins on them and the area's government bought into the exponential growth fiasco.

On another note, stay away from Bower Properties, total crooks.

PS Beware of advice from anyone who claims to be a realtor, they have a vested interest. Just sayin...

Like any place else, some residents of Montrose will love it there, and others will hate it. I don't know any Texans living in Montrose, but I'd venture a guess that some like it and some don't.
