Default Horse Boarding in Durango area?

I am in need of horse boarding in the Durango area. Places I have called are booked, or a long drive from my home. It doesn't need to be fancy; just clean, well kept, and ample room for turnout. I live west of town, so as far west as Mancos would be fine. Also, some trails would be nice! I am finding some places are pricey which is ok, except that you need to trailer every time you want to take a ride. And some places are tailored for short-term boarding only. I have checked J Bar J, Riversong, Ponderosa Ranch, and Palmers.

Any suggestions??

(I think if someone had the land and wanted to open a full-service facility that was near trails, they could do very well. I am surprised at the lack of good trail accessible boarding in this area.)
