DH & I have lived in Arvada since 1990 - DH was born and raised there, and I in California.

Our kids are getting ready to graduate and leave home - we live in a fairly nice area of Arvada and have bee contemplating a move to Genesee/Golden.

I have noticed quite a few homes for sale in the Genesee subdivision - many priced exceedingly well. A few years ago, you couldn't touch any of these homes for less than $750K - $800K, minimally.

Is there anything going on with Genesee we should know about? I know it doesn't have the "appeal" it once did, (many homes are a bit older) but other than that, I can't find any reason why houses in the Genesee community are becoming very affordable.

Both DH & I work in Denver, but don't mind the commute as we tend to be "home bodies" during our time off work.

Any help or insight is greatly appreciated.

I think it's just readjustment of the market. The prices drop because they were too high to begin with.

It's a very car dependant mountain 'burb. There are a couple of strip malls there,a gas station, a couple nice restaurants, and some commercial property. With no relief in sight for energy costs, it is also a particularly expensive place to live. Longer heating season, too. Great view of the city, though.
