Default Realtor for Cortez, Mancos area?

I'm interested in eventual retirement to the Cortez/Mancos (Montezuma County) area and would like to get the name of a good realtor in the area. Any suggestions on towns in the area would be appreciated. I'm almost 60 but active - hiking, working my dogs, target shooting, etc. Many thanks - love the site.

I've bought 2 properties from Colene. Silver Peaks Realty, Mancos Colorado They do get listings in Cortez and can show you homes over there but they are based in Mancos. She was born and raised there so she really does know almost everything about the town! We've been happy with her, no pressure, laid back. The last house we bought, we told her what we were looking for and she called us when a new listing came on the market that she thought we'd like, and she was right.


Mancos has a different vibe then Cortez. Yes, many people do live there and commute to Cortez or Durango for work but it is still very much a real town and not a bedroom community. House prices are more there then in Cortez. It is harder to find a newer house right in town Mancos, although are some being built, most of the homes are older, some have been remodeled, some have not. Cortez has more of a selection.


If you are looking out of town for a bit little of land, one thing to keep in mind is that Montezuma county has very lax regulations. That can be both bad and good. Good if you want multiple homes on one piece on land, bad news if it's your next door neighbor doing that.

I will try contacting Silver Peaks on Monday. Could you elaborate on the different vibes of each town? Is the population quite different? Id there much diversity in Mancos?

My Grandmother was a realtor for over 30 years in Cortez (she finally retired). There are many good realtors around! Ellie Courtney is another really good realtor that's been in Cortez forever. Yes, there is a MAJOR difference between Cortez and Mancos. Mancos is a much smaller town and recently has become an "overflow" for Durango with people that are interested more in the arts, saving the Earth, etc. Cortez is much larger than Mancos and has more to do. The prices of houses are more expensive in Mancos and Dolores. Dolores is so pretty though, with the river right there and the mountains on both sides. As far as outdoor activities, Cortez, Mancos, or Dolores will serve you well. There are lots of places in all 3 areas to walk your dog, hike, etc. As for Target shooting, are you planning on getting some land? There is a shooting range just outside of Cortez. The parks in Cortez are BEAUTIFUL! I have traveled alot and Cortez has the prettiest parks!!! Lots of paths to walk the dog! Cortez recently put bike lanes on the streets too! The Hawkins Preserve south of town is a really nice place for walking dogs too. Enjoy your retirement and good luck finding a home in Cortez (or surrounding areas).

A very belated thanks to all who contributed to this thread, as Cortez sounds like a great fit, especially if they have a shooting range nearby! This past winter in Michigan has convinced my wife and me that we need a warmer, sunnier place to retire, as the relentless snow, cold, and clouds are a bit much. We train Shelties and Border Colliles in canine agility (running through jumps, weave poles, tunnels, etc.), and exercising them in this weather has been almost impossible. Thanks again.
