Green valley ranch denver colorado
WE ARE LOOKING AT MOVING FROM MISSOURI TO GREEN VALLEY RANCH IN DENVER. THE HOUSES ARE IN THE 2000's FOR YEAR BUILT. I LOOKED AT 2005 HOME AND IT IS PRICED AT $159900. THAT'S THE ASKING PRICE. MY NEXT QUESTION IS WHAT IS THE AREA LIKE, ANY CRIME? PLEASE ANSWER QUICKLY WE ARE LIKE NEXT WEEK. WHAT DO YOU THINK ABOUT THE AREA?

Not quite ghetto, but ghetto adjacent. Lots of foreclosures. General feeling is that its on the way downhill, not uphill.

I would STRONGLY advise you against moving to Green Valley Ranch. The houses are cheap for a reason. I am being completely honest and sincere. I'd hate for you to get into a bad area that you will not easily be able to move out of. The crime is terrible.
I just had a conversation about GVR at my Sister in Law's baby shower a few weeks ago. My sister-in-law moved from there about 2 1/2 years ago. She has friends who still live in the area and have been trying to sell their houses for quite a while now. No one wants to buy one in that area.
By no means did my SIL live in the ghetto part of GVR however her neighborhood still saw crime. Her next door neighbor was mugged in her driveway when she got home from work at 9 at night. Someone was murdered in the neighborhood adjacent to my SIL which is another reason why she and her neighbor moved.
My SIL would sit up at night and stare out the window because she afraid. One night she saw someone hiding behind her car. She was terrified to live there and hated being home alone at night when her husband worked late. That was about 2-3 years ago and it's only gotten worse since then. I agree with the previous poster about the increase in foreclosures and the fact that it is going down hill.
There are lots of other nice areas in Colorado and I hope you will consider looking elsewhere. Good luck!

GVR is a nice place to live
I have posted about GVR several times. I have lived in the North side of the golf course for almost 3 years and have experienced no crime whatsoever. I am unfamiliar with the South side of 48th, however I know there are foreclosures over there due to a flipper and irresponsible lending. We take walks in the evenings, and have experienced no crime, there are kids playing and people working on their lawns, it's a typical neighborhood. I don't know what people are talking about when they say there is an abundance of crime, people have something against GVR for some reason. There is crime all over Denver. Watch the news and you will see it happening in neighborhoods all over Denver, family oriented neighborhoods as well. GVR is absolutely a nice, quiet place to live.

Get on the thread for Denver and you can read an extensive array of comments on GVR. Everyone has an opinion, but it's wise to go there yourself. I rented there for a year (on the "nice" side, 53rd Ave, right by the golf course) and we couldn't get out of there fast enough. Go to the main park by the recreation center in the late afternoon on a Saturday or Sunday and see if those kids are the kind of kids you want playing with your children. My daughter and I saw numerous fights, lots of graffiti on the swings, slides, jungle gym, and my neighbor had his house broken into when he left his house in the middle of the afternoon for less than an hour.
Don't make a mistake (no matter where you move) of thinking that the prices of homes in an area is a bargain. The house we were in had all kinds of problems: Huge cracks running from the windows, a door that wouldn't close, drafty windows, very loud squeaking on the upstairs, and really crappy linoleum flooring. We had a contractor come out to do some handywork on our new house and he worked on homes in GVR when the first neighborhoods went in. He said he wouldn't live there if the house were free and he wouldn't, in good conscience, recommend anyone he knows to live there either.

Well, we have lived in our house in GVR for a few years and the only problem we have had with our house was the sprinkler valve broke. We have had absolutely NO PROBLEMS with anything else in the house. The only kids I see are playing like kids and walking their dogs and bikes. I don't know what you keep driving at with that. AND I HAVE YET TO SEE ANY GRAFFITI.
