Apartments in Grand Junction, Co. (Clifton, Fruitvale: for sale, 2010, rental)

Can anyone recommend an apartment in a nice area? I will be moving to Grand Junction soon and would like any information on rental apartments, condos or townhomes.

There is, and has been a shortage of apt's here in the valley. I think I read an article stating that the vacancy rate was somewhere around 1.6%.

Your best be is to get out here, and grab a hotel room( if there are any available) and look for an apt. from there.

I say this because when things pop up, they're gone in a day.

It is likely to be a challenge, but it can be done. Your best bet is to rent a hotel room like motoracer mentioned, then get on the phone and start calling leads in the paper. If your experience is like ours, most will already be rented. Some of the numbers will result in realtors answering, and they may be able to give you another lead. ALWAYS ask the person you are talking with if they know of anything else for rent. I think you'll be pleasantly surprised with the response. You just need patience and persistence to keep following up on the leads. Sooner or later you'll find what you're looking for. Just like sales, you mught have to sort thru 100 no's to get to the one yes that you are looking for.

We're looking to buy a house in Grand Junction area. I have noticed that a great number of houses for sale are in the North Fruitvale area. Does anyone have any experience as to why so many houses are for sale in that specific area? It makes one wonder if that may not be the best place to buy a house.

I've been living in Grand Junction for just over 2 years. Every time I drive by the Fruitvale / Clifton area, I'm thankful that I don't have to live there. I imagine that many homeowners there want to get out of that part of town. There are many homes for sale all over Grand Junction. Now is a good time to buy a home in a nicer part of town.

I would have to agree with NewAge. Fruitvale and Clifton are probably the worst parts of GJ to live in. I taught at a school in that area, and many children come from homes with very young parents, and/or incarcerated or drug addict parents. Those parts of town will also probably not appreciate as much as a nicer part of town. Crime tends to be higher in those areas as well. IMO, there are so many homes on the market in GJ right now, I would focus on finding an affordable home in a nicer area.

I like Palisades. It would be a quiet place to live. The main reason, we decided not to purchase a home there was knowing that we'd be working in Grand Junction. Even though it's only a 10-12 mile drive, it was more driving than both my wife and I wanted to do on a daily basis. We both see time in the car as time-a-wasting. On top of that is the extra fuel expense, and a sense of guilt for being another siocially irresponsible commuter wasting precious fuel.

I lived in Palisade for 17-18 years and I've always loved it. It's pretty quiet since it's more of a retirement town. They have a lot of fruit stands and wineries too.

We just moved to a new apartment here in GJ. We had been living for 6 years in a nice apt at 12th & Bookcliff. The complex was recently sold and the buyer wants to develop them into condos. This takes 24 rental units off the market. We weren't too happy about it all, we didn't want to move. I know that apts are scarce right now. We wanted to stay in the same neighborhood (I go to the college and we can walk to many places from here.)

We did find a rental right around the corner on 13th St. We don't like the place quite as much and it costs a lot more, but I guess we are lucky to find anything, one that is ok with our cats, no less.

I graduate from MSC in the spring. If we decide to stay in GJ we may look to buy something in 2009/2010. I think there will be a lot of houses for sale by then. I guess I could thank that crazy developer for helping glut the market.
