That's probably what you meant, but 80212 is mostly south of I-70, where the prices have zoomed really high in the past decade or so. North of I-70 and around Regis are still a good value.

I agree but there are still some in the OP's price. I would look just to the west side of Sheridan; this is Denver's Boundary in this area. These areas just to the west of fast gentrificating areas in North Denver are a good value. You will find homes in the range in Edgewater, WheatRidge and Arvada.

Edgewater is particularly good because it is across Sloan's Lake and is starting to see good business development and has these nice small older homes in a small community. I believe it will greatly increase in value. The Light Rail is coming just south of this area and will add an incentive for building.

Wheat Ridge is a good area along West 38th and will show much improvement with the gentrification of 38th in Denver and West 32nd in West Highland of Denver. In addition, areas around West 44th and the planned improvement of Lakeside will help the area.

I live in Southeast Arvada, the small part which is in Adams County, east of Sheridan. This area will see great improvement because of the Light Rail Station planned at 60th and Sheridan. In addition, down on Tennyson, near 58th will be a new Adams County Regional Park, adjacent to Baker Reservoir, and next to the State Wildlife Preserve at 56th which is along Creek Creek and the hiking trail. This area is just about 2 miles from the city limits at 52nd and is right down the Road from Willis Case Golf Course, Berkeley Lake Park, Rocky Mountain Lake Park and the Tennyson Street Neighborhood.

Today, I went shopping at Sunflower Market on 38th at the old Elitch's Park. This is about 3.4 miles from my house. I find the neighborhoods, Berkeley and Regis around this area just beautiful with lovely homes and old and new shops. It is amazing the amount of rebuilding and remodeling being done along these streets. It is a pleasure to drive down streets with all the homes different, very heavily shaded with old trees and many residents walking. As usual, I stopped at Berkely Lake to take in the trees, the birds. At this park there is an old Library, one of the original Carnegie Libraries, from the early part of the 20 Century--I just like to go there for a feeling of yesterday.

It is a very nice established neighborhood with a good influence of the Catholic Church with Parishes, Regis University, Senior Citizen Housing, Catholic Schools, Old Orphanages(St. Vincent on Lowell). Sister's of the Poor Home, further down on Lowell. I see many old residents walking to the local Safeway at 44th and Lowell. There is a King Soopers at 38th and Sheridan which gets much neigborhood traffic, as well a my neighborhood King Soopers at 64th and Sheridan; I can walk to this store.

There are stores that have been on Tennyson, just north of 38th, as long as I have been here, for more than the 22 years out of the 30 years I have been in Colorado, and many new restaurants and stores. Tennyson Street used to be a along a streetcar route, so it developed a business area. Just some interesting information is that Grace Kelly(Princess Grace of Monoco) lived in this area while performing at the Elitch's Theatre (which is still standing).

Oh about safety and security--I never seen a major problem but the area along west 38th was somewhat rougher when I moved here--but not difficult for me. Today the area is very much tamer because it the area around was always just an established neighborhood of middle and working class. Today it is attracting the the new rich and this is blending well into the mixture of Hispanics and Italians. I suspect it well may become one of the most expensive areas of Denver.
