Fort Garland
Can you send me a private message with the url for the company you used to buy your land. We are looking for a weekend get-away and I found a place in Fort Garland that looks interesting, but would like to get feedback from honest locals.
We found Pagosa Springs beautiful, but too pricey. We love Manitou Springs, but it's a far drive (from Albuquerque). The Fourt Garland/Costilla or Rio Grande County areas may be the perfect locale!

Fort Garland property
I too used to browse Fort Garland property on-line. Probably your best bet if you are seriously looking for property is to contact a realtor in the area and then go and look at the property. I bought property in Forbes Park in May 2006 and that is how I handled it - found a nice piece of property for a reasonable amount. I've noticed that property values seem to be increasing and the good deals are being snapped up. If you buy it from an investor you are probably going to pay more, although you may be able to get owner financing.

Hey Robivi3 and CheviDude,
looks like we're in all gonna be neighbours. Thanks very much for the links to the Costialla infomation, Robivi3. I'm gonna need to drill a well and lay in septic, myself. I'm not in the Forbe's Park subdivision, but close, but I am considering buying a lot there, too. They really are gorgeous lots, and I like the acreage they've set apart for the homeowners.
ChevieDude, What's a drill rig run, can you tell us? That's great that you're already planning to bring a backhoe, drill rig, and possibly a bobcat. Maybe we could work out a deal. :-) I was just getting ready to look around at that stuff, myself, to see what it was going to cost. I've got to get out to the site and look for some buildable locations.
I purchased my property online, and I found it very reasonable, and convenient, especially as I live in Florida right now.

Billy land?
Are you guys talking about the lots sold through Billy land?
If so, you need to visit your lot..most likely it will be very thick sage brush and a few junipers (if you are lucky), cactus. Not bad if that is what you like.
Plenty of wildlife and good solitude.
You get what you pay for..I had a lot of 6 acres for 9K..I backed out of the deal, because there are millions of acres of free BLM land just like those Fort Garland lots.
But Billy Lands, honored their money back guarantee. they are a good company.
