very upscale area - trying to incorporate out of castle rock. two golf courses, montessori school, rolling hills...some gated areas - what's not to like?

Huh? The International golf tournament (not the Buick Classic) has been held there for the last 21 years, but the affiliation with the PGA has ended and it will no longer be in existence starting this year.

Some sellers get greedy and want too much for their homes just because they are in Castle Pines Village and do not take into account that the condition of the property must also justify the price. For the price point homes in Castle Pines Village sell in a reasonable amount of time. Average days on market for homes sold in the past 12 months is 223 Days. That may sound like a lot, but when you take into account that most of those homes are over $1,000,000 and quite a few of the homes are over $3,000,000 it is not that long. The higher the price, the smaller the number of people who can afford it.

I`ve seen a couple of houses around $3M in CP village that have never been sold since building. I was very interested in CP village but I fear that the property is over priced.
I have also heard reports of vandalism from the local youths.
I have moved from England to North CA but I need a property close to Denver for business reasons... where would you advise. (Must be about 30 mins from Denver Tech Centre)

What's important to you in a property & a community? Golf Course? Acreage? Views? You could live downtown Denver in a penthouse loft or as far south as Larkspur. West to Roxborough & east to South Shore.

3 million here is really upscale - and I would think that any vandalism has to do with teenagers and opportunity.

CP is still working on incorporating out of CR.

Have you considered Lone Tree?

I don't live in the Village, but I have sold several homes there and I would question to source of this information. Castle Pines Village is gated and security is VERY tight. I have never heard of such reports.

If you like the trees and still want a 30 minute commute to the DTC I would look into Sterling Pointe (2.3 acres), Perry Park East (5 acres) and Sage Port (1 acre) is Larkspur. In these areas you will be able to find a very nice house in the $700's or $800's that would sell for $1.5M in the village on a 1/2 acre lot.
