I currently reside in Phoenix AZ and have family in the Boulder and Parker areas of CO. My husband has a friend who lives in Durango and even though we've visited him once, I don't know enough about the town or the location. We were thinking of purchasing some property in the Four Corners area and, of course, love the Durango area. My husband's friend has 6 acres that backs to national forest and although it's lovely, it's also horrid to reach it even with 4 wheel drive! I'm a flat land person myself, but we're both drawn to the uniqueness of Durango. Are there any areas around Durango that are affordable for acreage? I'd like to find over 2 acres and I'd have no big goals for the land, at first.

There is lots of affordable land that is relatively flat on the Florida Mesa, south of Durango. I bought 5 acres in January. The geography is high desert and it basically sits between the Animas River & Florida River Valleys. There is also a fair amount available toward Bayfield. Again, fairly flat.

I pretty quickly found a foreclosure listing for a 5 acre horse property with a 3/2 manufactured home on it in Hesperus for $149K.

I'll look into the area. How far are you from Durango?

Me? About 2,500 miles. However Hesperus is only a little over 10 miles from Durango. My family had some acreage there.
