Hello everyone...Quick question here.Spent the past week looking through about 20 different sub divisions and found some pretty wonderful homes.What i did notice was in the sub division Friarsgate and new Friarsgate there were quite a few homes for sale.The neighborhood looked pretty nice although we went through it in the morning on a weekday and it was pretty quiet.Can anyone give me any info on this? Thank you

New Friarsgate is is a large subdivision which is why you probably saw so many signs up. It's fine subdivision for the price of the homes. Some streets are little quieter than others. The majority of the homes were Mungo built in late 70's up through mid 80's. M.C. Smith built a few in there too. The average home is a 3/2, no garage ~1300 sf for about 105k but ranges from high 60's for fixer uppers to 130's for the larger 4 BR homes.
Friarsgate is different subdivision than New Friarsgate. Homes are more expensive, a lot of brick homes. Both have great schools (Lex/Richland 5). |

so how good are the mungo homes ....we have been looking in the frirsgate sub as well for a home ..we have seen a several that we like.

They are comparable to similar builders such as Schumaker, Beazer, KB, etc.

They have more of your stock homes starting in the low 100's, but they also have a high end product that goes by the name Sovereign Homes. If you don't know them, they built many of the homes in Ascot which is one of the most desirable subdivisions in Columbia. Ascot in Irmo is comparable to Wildwood in NE Columbia or Governors Grant in Lexington if you're from a different part of town. I'm not saying Mungo is the best builder in the world but they are as good as anyone else we have here in Columbia. As an agent I'd have no problem personally buying a Mungo home. And I'm not saying every Mungo home is going to be perfect. There is no such thing as a perfect home. Heck, one well known builder had a model home fall down and it wasn't Mungo! |

I'm not a fan of Mungo; he isn't the worst builder, but I know a lot of people unhappy with their Mungo homes. Of course if you're in a low price range, any home is going to be cheaply built, there just aren't a lot of ways around that.

I lived in Friarsgate for the last 20 years. It is a larger neighborhood with mostly owner occupied homes. Most of the homes range from 80k to 115k. I only moved because I needed more room. I have a house that I am either going to sell or rent in Friarsgate this month. It is only a 2 bedroom 1 bath home. But three of my four nearest neighbors in Friarsgate have been there for years and are still there, so they are long term neighbors. Friarsgate has great schools and is close to everything. 5 minutes to Lake Murray. 5 minutes to the best mall in the area. 2 minutes to I-26... Exit 101.
