Again Brandon I do not know about all of the houses in the neighborhood but we had many issues on our "30 day list" they needed to fix, also my next door neighborhood had about "40" different issues with her Harbor Home that they needed to fix before the first year was up. I was at her house during some of the repairs that were being done and I also read her list first hand. Both she and I have about a 1/2 inch crack in the foundation at the back of our home. The homes do come with a 10 year structural warranty but they doesn't really help if you have a crack in the foundation.

Both my husband and myself have become very knowledgeable about homes and the home buying process because of all of this...we are now looking to trade up and we are currently working with a custom home builder to build our next home.

I hate to hear it. You can't change the past but make the best of the future. Recommend to your friends that they take time to hire a good buyers agent and will help.

we have similar discussions up here; some builders who run thru many more homes each season, have more opps for an issue to arrise. We used such a builder when we built our home ( due to developm,ent desired we had little choice ); we had zero concerns or troubles, but on occasion others in the past did have complaints ( and i'll assume rightly so ).
But to put it in perspective, one of my bosses at the time was building a high end home, using a builder that only did a couple homes a year and was highly regarded. Cost near 1 mil. And you know what? He had quite a few issues. Some were minor, no different then what pops up on mid or entry level new construction. BUT, some were huge mistakes. Like putting in the tub 'backwards' so they would not face their built in tv monitors. Or having a large foyer entrance, but putting in a 12" high window above door instead of the 48" correct one ( and having to tear it all out and fix ). Just a couple examples of what they went thru.
Guess my point is door your homework regardless of type of home desired; and dont assume that more money always gets you better results...

Try these guys C and C Builders of Columbia, SC
They built my house 3 years ago and I haven't had a problem yet. They've got a good array of floorplans, lots of options and are willing to do custom work if you're having your house built from scratch. They're also located in a number of subdivisions throughout the Columbia area.

A word to the wise: Ask you attorney about why you do not need a new home warranty in South Carolina.

I would be interested to know why. Can you go ahead and tell us why a buyer wouldn't want a warranty that's offered, and as I understand, required to be placed by the builder for a minimum of 8 (or maybe it's 10 now) years?

Shumaker Homes just had to buy back two houses in Milford Park subdivision because of MOLD. The houses had severe water problems that Shumaker knew about before selling the houses. They didn't do anything to help the homeowners who eventually sued them in Richland county. The lawsuits are public record so you can check it out. The promise you a full warranty but change their story after closing and swith you to a 2-10 warranty that you have to pay $250 for every problem you have. Think twice before buying a house from Shumaker! ( the houses were only a couple of months old when the mold started and they are 3 years old now)
