this is good info, we are also looking in the same area. i too would love the older homes of downtown, we just dont want that high of a mortgage. our belief is stay below what we could afford. we have looked at some homes in that area and plan to buy there once our house in FL sells. The traffic from that area deosn't seem bad at all, but then I am coming from the perspective of orlando traffic. good luck in your search.

I wonder what are the reasons behind avoiding the 29212 and 29210 zipcodes?
I live in 29212 zip codes in Subdivision called ColdStream. It used to be one of the top subdivisions in 80's with nice country golf course. Over the years, lots of newer golf courses come up. And newer homes come up. But in this older neighborhood, it is still quiet, peaceful and the golf course will reopen in the summer. For $200K, you can pick one in Quail Valley, WhiteHall, Coldstream, Murraywood subdivision.

There are some sections of 29210 is not that great. It used to be great, but as the years go by, it slided. A realtor lives around this area will give you more details about the neighborhood
