Default irmo -- Friarsgate? Good 4 kids?

Hey y'all,
Been looking into the possibility of a move to Lexington or Irmo. Any advice would be greatly appreciated. Schools, safe areas, good for kids etc. One question I have is about Friarsgate/new Friarsgate. Seems like every house for sale in Irmo is located there. What's the story on that area? Seems like it's cheaper than over near lexington. Why?

just an update for anyone who cares...I got bored today so I droe down to columbia to look around. There are parts of Murraywood that I liked, and parts I didn't. You can definately find whatever you like in there. I also rode through Coldstream. It's nice too, and there seems to be more houses in there with slightly more elbow room....I'm used to 3/4 acre lot, so I'm not sure how i feel about the smaller lot sizes in that area.

anywho....I'll let you guys know if we make the move.
