Default In need of Information

Hi everyone my husband and I recently found out that we have orders for Shaw AFB. We are currently stationed at Good Fellow AFB in San Angelo TX where he is being retrained. He graduates from class in December and we are to report to Shaw no later than Jan. 31, 2010. We have been looking at houses online in the Sumter area and found two subdivisions that appear to be very nice but there are tons of homes for sale in that area despite the fact that the homes are brand new. We were curious as to whether the areas are nice or if there is a reason why there are so many homes available. The two subdivisions we found are Hunter's Crossing and Knight's Village. Are those subdivisions nice or is there another part of town or surrounding areas we should be pursuing? Any information would be greatly appreciated!!!

We just moved to Sumter a llittle over a month ago. Not familiar with those neighborhoods. We live in Meadowcroft. Nice sized quiet brick and vinyl houses from 225-160k. Loads of houses for sale when we were looking and still. The mortgage scams left a lot of folks looking to sell out all over the country as you know. The place that we bought is mostly Airforce and the turnover and transfer numbers as you know make this a common move in and out area. If I were you I'd make a trip and check out the neighborhoods. I'd think someone on the base could be of help.

One reason for the abundance in available homes is that, due to the 2005 BRAC decision, Shaw was slated to become the home to the Army's 3rd ID (from Ft Stewart, GA) and builders started slapping subdivisions up anywhere they could get a permit. Here we are in 2009 and the 3rd ID still hasn't arrived.

I believe another reason is due to the renovation of on-base housing that has been on-going for more than 5 years. It looks like they're moving some people back in to certain areas that were reconstructed so that is leaving homes out in town empty.

I've been back in Hunter's Crossing (if it's the neighborhood I'm thinking of) and it's a decent area. It's across 378 from Cherryvale, which is a 'less desireable' neighborhood, but I don't know how much of that crosses over into other neighborhoods. Something I would put on paper as a 'con' about that neighborhood is its proximity to the flight line. You're going to get a lot of F16 traffic (although that would also give you 'free seats' during the air show).

I'm not sure I'm familiar with Knight's Village. Do you have an address or anything I could look up?

The thing about SC, and it's very present in Sumter Co, is that it's heavily stricken by poverty and that is entertwined in everything around it. It's not uncommon to see, in a single stretch of road, some rundown projects, followed by a farm, then a couple quarter-million-dollar houses, then another farm, then some more trashed homes, then a hundred-unit apartment complex, etc, etc.

I'm always on here promoting Dalzell (both parts of it). There's Dalzell 'proper' just NE of Shaw off 521, and then Dalzell 'spillover' (where I live, which is called Oakland but has a Dalzell mailing address) on the West side of Shaw off 441. It's mostly comprised of military & law enforcement and is pretty middle-class. There's the occasional car break-in (I was hit this last Christmas eve), but I consider it a good neighborhood. Dalzell 'proper' is about 5 minutes from Sumter and 5 minutes from Shaw. Oakland is about 12 minutes from Sumter and 2 minutes from Shaw. Both neighborhoods appear to be from around the 90s, so they're not "old" but are reaching the age where things like the water heater & heat pump will need replaced. If you're looking to rent then the good news is that, because of their location, I would estimate 60% of the houses are rentals. I'm pleased with this school district when I was initially worried about it.

If you can give me/us an idea of what you're looking for (Do you have kids/pets that will need room to run? Are you jet-setters looking to be close to the action? What distance are you willing to commute? Etc) then we might be able to help narrow down some of the areas in your search.

My husband and I would like to live in a nice area of town and hoping to purchase a newer home since we owned a house in Montgomery AL that was built in the 80's so we would prefer new construction so that we do not have as much work and repair. Right now it is just me, my husband, and 1 dog. No kids yet but hopefully in the near future. We were considering buying a house but would possibly consider renting. We have concerns with buying since it seems like it would be difficult to sale if we have to move someday but with the military you never know. My husband was stationed in Montgomery at Gunter AFB for almost 12 years but that was typical with Computer Programmers. We are currently stationed in Texas for him to train into a new career field so we are not sure what to expect. We are nervous about Sumter to some degree due to the extremely high crime rate but as most people know Montgomery AL is definitely not considered a "safe" city. We are very excited about moving to South Carolina since it is a beautiful state and closer to AL than TX. I greatly appreciate the information provided and would love to hear more about Sumter. I am considering making a trip out there to begin the property search. Another subdivision I found online is Ash Brook...but again I have very limited information about it. I will definitely look into Dalzell and Oakland. Are there any other suggestions? Thank you again!!!

There are plenty of new builds to be had, that's for sure. There are a half-dozen new neighborhoods on Patriot Parkway (441, South of 378) that are out of the way and quiet, but only 5 minutes or so from base and 5-10 minutes from town. I don't remember the names of these neighborhoods off the top of my head, I'm sorry, but if I'm out this weekend I'll try to find out for you.

On paper, yes, Sumter looks bad. But I feel completely safe in my neighborhood and don't have problems going into most of the other neighborhoods in/around town, either. Really, most of the main traffic areas are going to be ok.

I saw you mention your Psychology profession in another thread. I'm pretty sure I saw job postings on Shaw for Psychologists just a few weeks ago, so you might check around for that.

Thanks Ceezer...I appreciate the help!!! As for my degree...the problem is I have a Bachelor's Degree in Psychology and to actually be a Psychologist you must have either a Master's Degree or PH.D so it will be difficult for me to find work. I am looking into going back to school to obtain my Master's in Couseling but not sure yet. We need to get through the moves before considering school. Thanks again and ALL information is appreciate.

I believe that you can plug in any small region small town and relplace the name. The results will be the same. No youth programs? The burden rests on the family....why stay? I've never understood why people who live in poverty don't just pick up and go. Guess it's what you're used to. I've moved to several areas for work and life quality. Guess some folks have more gumption than others. pd

Hi Proud Air Force Wife! I am also an Air Force wife,we just found out we will be moving to Shaw also.We have to be there in January 2010.How are you finding the search for info?? We are currently based in Mildenhall, UK.

did you air force wives read the post I gave on the other Sumter board RE: the realtor I worked with? As I said, he's a local guy and knows the area quite well. No, I 'm not a realtor or getting anything from him. Let me know if you need anymore info. pd
