One reason for the abundance in available homes is that, due to the 2005 BRAC decision, Shaw was slated to become the home to the Army's 3rd ID (from Ft Stewart, GA) and builders started slapping subdivisions up anywhere they could get a permit. Here we are in 2009 and the 3rd ID still hasn't arrived.
I believe another reason is due to the renovation of on-base housing that has been on-going for more than 5 years. It looks like they're moving some people back in to certain areas that were reconstructed so that is leaving homes out in town empty.
I've been back in Hunter's Crossing (if it's the neighborhood I'm thinking of) and it's a decent area. It's across 378 from Cherryvale, which is a 'less desireable' neighborhood, but I don't know how much of that crosses over into other neighborhoods. Something I would put on paper as a 'con' about that neighborhood is its proximity to the flight line. You're going to get a lot of F16 traffic (although that would also give you 'free seats' during the air show).
I'm not sure I'm familiar with Knight's Village. Do you have an address or anything I could look up?
The thing about SC, and it's very present in Sumter Co, is that it's heavily stricken by poverty and that is entertwined in everything around it. It's not uncommon to see, in a single stretch of road, some rundown projects, followed by a farm, then a couple quarter-million-dollar houses, then another farm, then some more trashed homes, then a hundred-unit apartment complex, etc, etc.
I'm always on here promoting Dalzell (both parts of it). There's Dalzell 'proper' just NE of Shaw off 521, and then Dalzell 'spillover' (where I live, which is called Oakland but has a Dalzell mailing address) on the West side of Shaw off 441. It's mostly comprised of military & law enforcement and is pretty middle-class. There's the occasional car break-in (I was hit this last Christmas eve), but I consider it a good neighborhood. Dalzell 'proper' is about 5 minutes from Sumter and 5 minutes from Shaw. Oakland is about 12 minutes from Sumter and 2 minutes from Shaw. Both neighborhoods appear to be from around the 90s, so they're not "old" but are reaching the age where things like the water heater & heat pump will need replaced. If you're looking to rent then the good news is that, because of their location, I would estimate 60% of the houses are rentals. I'm pleased with this school district when I was initially worried about it.
If you can give me/us an idea of what you're looking for (Do you have kids/pets that will need room to run? Are you jet-setters looking to be close to the action? What distance are you willing to commute? Etc) then we might be able to help narrow down some of the areas in your search.
