My family is relocating to Columbia from Texas. We will be purchasing a home and I have some questions about closing on a mortgage. In Texas everything is handled through a Title company but I think in SC I will need a real estate attorney? Does anyone have any recommendations for a good real estate lawyer? Also, I have a good faith estimate from my Lender, their fees are guaranteed so I have a good handle on what their fees will be but I don't know what to expect in regards to '3rd Party Fees.' I think this would include the attorney fees, maybe title fees, I'm not sure. If there's an expert out there I'd love any advice you could give. Thanks in advance.

I have a question - they don't know what attorney is doing the closing and they estimated the attorney's fees in the Good Faith Estimate? I've been in lending for over 20 years and when I was a loan officer I always contacted the attorney to find out their estimated charges before completing the Good Faith because attorneys' fees are all over the map. When you completed your loan application they should have given you a form for attorney preference - did you get one of those?
Real estate attorney fees are pretty much the same at about $425-$450. The rest of the fees are also pretty standard with title insurance, and a small fedex fee for overnighting the loan docs. The majority of the closing cost are the lender fees. I highly recommend either a large national lender or a local lender in SC because things will usually go much smoother. I normally prefer Aun and McKay Law (803)744-0824 or Trey Harrel Law for real estate closings but there are plenty of good ones to pick from (and plenty of bad ones). Your lender or better yet your real estate professional should be able to provide a list of attorneys that they prefer to work with.
