Need opinions on these two neighborhoods
After our first visit, we are currently considering two neighorhoods in Irmo: Kingston Forest and Caedmons Creek. Since our budget is $200k(well we may go up to $220k if have to), Kingston Forest is definitely more affordable and a little shorter commute. Is it a safe and friendly neighborhood for family with young kids? What about Caedmons Creek though? It looks nicer (more expensive of course), but not sure if it really worth the money compared to Kingston Forest?
Any advices/suggestions will be appreciated.

I have some friends that live in Caedmoins Creek and they seem to really enjoy it there, but in the end you just need to decide which one you feel you would be more comfortable living in. Maybe ride through each one and speak to some people who live there and ask them what it is like.

Different median prices. Kingston Forest is a great location and sells well typically. It's a better fit for your price. Caedmon's Creek is a bit more upscale but is a higher price point. Also, the location getting in and out on Broad River Rd isn't the best during rush hour. Are you working with an agent already? Get their feedback and have them suggest a few other neighborhoods because there are plenty of great ones in that price range in Irmo. Audubon Oaks, Adderley, Chestnut Hill Plantation, White Hall, Walden, etc.

I stay away from Broad River as much as I can. It's especially busy in the afternoon when I'm there between the time school lets out and the afternoon rush home. About finding a place to live, ride through the neighborhood several times, different days and different parts of the day. Ride through on weekdays and weekends. Ride through when kids are out of school. Just take in everything. Not sure how Irmo PD would deal with this, but the police department would know which area of town is the best, which is worst and which is in between. You may want to ask an officer on the street more than calling the department where things cn get political. I've had good conversations with officers who have stopped in convenience stores for a cup of coffee. See the car in the parking lot, then pretend to stop in for a drink or something and strike up a conversation.

I've lived in Kingston Forest for the last 4 years and it has been the best place I've ever lived. Our neighborhood is so warm and welcoming. Everybody knows eachother here and it is so friendly. I love that we are convenient to the Publix shopping center and Harbison. You can't go wrong in Kingston Forest.
