I would count myself as passionate a Columbus booster here as anyone else, but hotel sizes aren't generated at random. Planners and investors have bona fide formulas that determine how many rooms a hotel needs and can financially support. It's why the Hampton Inn and AC Hotel kept shedding rooms and overall design scope.

Any future hotel development will take into account the existing or soon-to-be existing hotel rooms in the area.

That's currently ~277. On the soon-to-be board there are ~200. The Development Authority/Trade Center has determined the area needs 500 to start securing appropriately sized conventions.

That leaves enough wiggle room for an amazing higher-scale waterfront hotel of about 100 rooms. No serious investor would greenlight a project that goes over current demand by double!

In a decade or so when these 5 hotels have proved profitable and there are ~2,000 more full-time residents, and droves of tourists wine and dine every weekend; that's when Downtown will be ready for a >200 bed hotel.

Maybe WC Bradley will commit to the residential real estate game so much they'll convert their Bay Ave fronting parking lot into an 8-story destination hotel - I'd book a top story room for a weekend.

I totally agree. I am sure the location will end up being the parking lot behind the Marriott but a riverfront hotel would really be nice. I am just ready for the two announced hotels to begin construction. Those two projects will really make a change in uptown. There was supposed to be a development going in the old Raymond Rowe building at the corner of Broadway and 12th. Not sure if it has been cancelled but it’s the same developer that did the building that now has Simple Greek in it. I really like the aesthetic of that building. Has sort of a New Orleans feel to it.

I think the demand is there. I have business partners coming in all of the time. Have some coming next Monday from Miami and San Jose. They always stay at the Marriott downtown. I had friends from Atlanta come in a few weeks ago for the weekend and couldn’t get a room at the downtown Marriott because it was sold out. Columbus needs a large destination hotel.

Third phase of the rapids project involve building a hotel.

Y'all don't get excited, this won't be more than 100 room hotel or addition to Marriott. There isn't a great need for this, the RFP is a bit fluffed to make it sound like more of a need that it currently is. We'll see how this plays out, but my guess would be that nothing comes of it. City will most likely only be willing to give the lane away for free, and that's it. More parking will be required, and a parking garage is NOT cheap.
