Default sherbrooke subdivision in westerville

We are seriously considering a home in the Sherbrooke Subdivision/ Westrville/ Genoa Township/Deleware County. All excellent schools. Can anyone fill me in on...

1. neighborhood 'turnover' with foreclosures and shortsales in area.
2.Direction of home values in neighborhood-according to Trulia and history of the area they are in the decline...which can be bad and good...of couse we want a deal, but dont want to come in too high either without a return
3. tax burden from residing in Deleware and working in Franklin(for Ron)..property and state/local impact
4.Westerville community center benefits

Sherbrooke has not declined in value since I moved here in 2006. In fact, I occassionally look for homes online and don't see too much available. While in this market it may take a while for homes to be sold, they will eventually. Prices are holding steady. There were two forclosures on my street but they were both sold relatively quick and to good new owners.

Plus, our neighborhoods proximity to everything is impeccable, really. Uptown Westerville is super close and fun. Then there's the bike paths near which are great in the summer.
