Marysville or Delaware?
We've been looking at several homes in the Delaware area recently, and now we're a little torn between Delaware and Marysville. We're coming from a rural area, so this is a bit of culture shock, and we'll be commuting in opposite directions (one to OSU area, one to Findlay area). Is one of these cities better than the other? Even though Mville is just a little farther, is the commute smoother? We've heard Rt. 23 can be a beast at rush hour.
Any thoughts or suggstions?

Personally, I would choose Marysville. It has a lot going for it. US 33 is a smooth all-expressway ride to Columbus. It is a charming, safe, clean community. It basically has everything you need with a new Super Wal-Mart, Home Depot, a Lowes being built, Kroger, etc. It has several major companies located there including Scotts, Honda, Nestle, Parker Hannifin among others. Yet, it feels removed from Columbus in a good way.
I've always found Delaware to be 'over-rated'. First of all, Route 23 is a mess and is plagued with traffic lights all the way to Columbus. It has a Wal-Mart but it is very small and outdated. There are many parts of Delaware itself that are undesireable to live in and kind of low-income. I would not recommend Delaware.
However, Delaware County has many great areas including Sunbury, Genoa Township, Powell, and the Olentangy School District. I would recommend these areas, but it sounds like you want to be able to commute to Findlay.

What areas do you think are undesirable in Delaware? Most of the places we've looked at have been in newer subdivisions.
The other areas you've mentioned all look good, but honestly, we're a little worried about fitting into some of these places. Most of southern Delaware county subdivisions seem a little on the stuffy side to an outsider. Many are very pretty and I've heard wonderful things about their schools, but is it all upper middle class?

If they are newer subdivisions, then you are fine. The outskirts of Delaware are where you would want to be.
There are some sketchy neighborhoods on the south and west side of Delaware I would not recommend at all.
Also, driving through Delaware itself can be a beast, especially at the "Point" on the east side where US 36/37 meets up at the rail road tracks near the Tri-Township fire station. That is a mess.
Expect more traffic on the east side of Delaware in the coming years due to a new Meijer shopping center being built.
As far as other places, yes, Powell can be very stuck-up and pricey. But Sunbury is an up-and-coming place and it's very middle class. Olentangy has a fairly wide range of housing.

Some of the newer subdivisions are west of Delaware. You're not talking about those are you? Are you referring to parts just south of OWU? And over off of London road, not far from town?
I'm amazed that some of the older homes close to downtown are SO expensive.
What makes you think Sunbury is "up and coming"? I did consider it.....but not as many homes to choose from.

Sunbury is a great area (great school system, better than Delaware, not as highly rated as Olentangy) with a lot more on the way. The only downside is the interchange at 71 and 36/37 which is getting worse.
I used to live just west of Sunbury and would move back in a heartbeat. My wife and I live in Dublin due to our jobs.
It's just personal preference, but I think Sunbury is the best part of Delaware County.
As for Delaware, I find a lot of the housing there to be kind of cheaply built. A lot of Dominion homes.

house for sale

Marysville
I've lived between Marysville, Delaware, and Plain City for the past 18 years. Marysville is a better choice based on the School District. You will find rough parts in both towns. Sunbury is overrated...lived between there and Centerburg, too...it's not that great. Lots of what I call Over-development. The only think I can say good about Delaware is that it seems to have a lot better job opportunities (thanks to the over developing industrial areas).

By the way...Delaware County taxes are rediculously high. Marysville is not as bad.
