Anyone know why prices in Waterside region of Stamford are in a downward trend? The other regions (Shippand and North Stamford) have a more steady graph - going slightly up the last year. But the Waterside price graph shows a steep decline over the last 2 yrs.
Just curious why this area? Is it a older neighborhood? Rundown? More crime?
I am planning to buy in Stamford and am examining the different neighborhoods. Wondering if this would be a good place to buy something in the 400-500K range. I will be commuting to NY, so thats a factor also.

Nope.

Most of Ridgeway is relatively convenient to the main train station. With your budget, i'd focus on that section of the city first.

Waterside is a lower-priced area and prices in entry-level neighborhoods tend to be more volatile. I'm sure prices rose faster here than in Shippan and so now they are falling fast as well. There's a lot of variation in Waterside, with some new luxury developments a few blocks from run-down housing. Even though it's close to the train station, it's not really walkable, and is further from downtown than many other areas.
