Has anyone had any luck finding a house without working with a buyer's broker? Do you get a better deal because the seller's agent gets both commissions? Any advice or thoughts would be appreciated.

My advice: Find a broker. For a transaction that large its well worth it to have an agent who can (a) show the entire inventory (b) Offer counsel and (c) have a fiduciary responsibility for your end of the transaction.

Some brokers may be willing to negotiate a lower fee. I would never buy real estate without one.

I'd sell without a broker (I have done so, actually), but I wouldn't buy without a broker, for all the reasons that mlassof listed.

im not sure that i understand the problem the seller pays the real estate commission fee - since its not your nickle why not use one -
