Affluent by what measure? It's difficult to say in Fairfield County.

New Haven County: Woodbridge (2nd Madison), Hartford: Avon. Litchfield: Roxbury?

Actually I thought Burlington is now the most affluent town in Hartford County. I think there are many sites that could answer this question. Just Google it. Jay

I didn't think Burlington was that affluent. Avon, Simsbury, Farmington, Glastonbury would all be ahead of it I would guess.

In Litchfield County it seems to me that Washington would have to be number one.

How is Greenwich not on that list?

Burlington? That's a surprise. I guess it's #1 for the same reason Weston is. Rural, no rentals, homogenous. I'd imagine despite the rankings, that the most actual wealth is in other towns.

Greenwich is more "suburban", even semi-urban in areas. Byram has "affordable" homes, lots of rentals. There are condos/townhouses, apartments. The other towns are strictly zoned with larger lots and single family homes for the most part. It's a game of averages.

If you want to look at pure excess of net worth, Greenwich is probably still #1.

Exactly. Greenwich not only has Byram, which is pretty working class even with high home values, but it also has a number of public housing complexes and low[er] income apartment buildings near the downtown area. Even in the middle of the road Greenwich neighborhoods, there are a lot of people who have lived there for decades and don't have very high incomes. So while it does have the high extremes, it also has the low extremes as well. A lot of people don't realize that.

What do you mean by "actual wealth"? Burlington is a pretty wealthy community, and it being #1 in median HH income shouldn't surprise anyone who knows the community well. Again, it lacks the lower income condo complexes and apartments that are more abundant in Farmington, Glastonbury, etc.

One thing I find inaccurate about per capita income is that a few residents who make $1m a year can dramatically skew the results. If you have, say, 10 people in a town, where 9 people in that town make 41-49k, and one person makes 200k, the per capita income would be over 60k, much higher than what 90% of the people in town make. Conversely, the "mean" would be 45,500, which is a much more realistic number for the population as a whole. Even though median HH income tends to favor the less diverse communities, it gives a more realistic picture of the population as a whole IMO.

I find it funny how people panic when they see towns like Burlington and Weston outranking their beloved diverse West Hartfords and Greenwichs. It is what it is, folks.
