These are the estimated median home/condo prices from 2005. The numbers may have changed a bit, but the order should be fairly accurate. Connecticut's estimated median for 2005 is $271,500.

Hope this helps those who are in the process of choosing a town.

Thanks; very interesting. It does highlight the problem of searching for housing in Fairfield County.

I found it interesting that the vast majority of towns with the median prices being $300k+ are in Fairfield County and western New Haven County. Even the wealthy Hartford area communities have cheaper housing than much of southwestern Connecticut.

Please explain. For over a year, Skytrekker has consistently provided information from NAR on Hartford-area median home prices. Being familiar with Bristol and Plainville, his numbers seemed accurate.

What is amazing is how these pockets of reasonably-priced towns exist when surrounded by higher-priced neighbors. This seems to happen more in Hartford County than elsewhere.

I'm not quite sure what you'd like explained, but I'll try my best.

What I meant was that the higher prices were in southern Connecticut - compare Redding and Avon - both similar upscale towns, but Avon's home prices are significantly less. I was just commenting on the amazing difference in price between southwestern Connecticut and eastern Connecticut. Obviously buyers are paying more because it's closer to NY.

These numbers are from the city-data website; they estimated what home prices would be in 2005. I didn't say the numbers were 100% accurate - but I'm sure the order of the towns is fairly similar to what it would be with the actual 2005 numbers.

thats a great list. Is there any way you can find a list of median home prices in the major cities around the country for comparison? You know, boston, nyc, san fran, LA, dallas, cleveland, etc etc? I would be very interested to see. I dont mean all their suburbs, I just mean the cities themselves for comparison with hartford, stamford, bridgeport, new haven etc.

Those prices for 2005 where near the peak (most towns) of the real estate market for CT.
At this juncture those prices are going to go considerably lower. They are at least 6% lower or more on average in most towns compared to late 2005. It might be fair to say prices could fall another 6% or more in the next 1-2 years.

I would add that the aggregate is more like 10 percent lower. Some towns have dropped more than 10 percent, but some towns are still in demand and have been somewhat isolated from the downturn.

As for continued decreases, I'm in total agreement. Consumer confidence is low and dropping.

Many places in California are now down over 20% from 2005-the San Francisco Bay area is down 0ver 12%. Las Vegas, Phoenix and many parts of Florida are down substantially as well- while a few places are up- using prices from 2005 might prove to be not a good idea.

Here is the NAR Data going back to 2005 for metro areas- Hartford's median price was 253K
