All the towns you named are very nice. They are old established New England towns that have grown in recent years (especially Avon and Farmington) with new businesses and housing. Simsbury remains somewhat less developed and has retained its rural roots. These towns will have older neighborhoods that are very pleasant, with reasonably priced homes, some priced under 400K and recently built subdivisions that are mostly small with new/newer homes that will cost 400K and up.

Thanks, skytrekker. It seems that most houses for sale at under 500K in Simsbury are very old, although many are in very nice neighborhood. My wife and I looked at a few fairly new houses in the Buckingham subdivision in Avon. They are very nice and the neighborhood looks great, but it is very expensive. The cheapest ones still cost at least 500K (our price range is in 350 - 450 k). Since we'll work in Simsbury, Farmington is a little farther away, since we prefer to live within 20 mins away from our office. Is it likely for us to find something new and in a good neighborhood in Avon or Simsbury?

Unfortunately most new housing in the Farmington River Valley is expensive and upscale. It is just the nature of the area. Avon, Simsbury and Farmington are among the most expensive towns in the greater Hartford area. Have you considered one of the other near by towns that are more reasonably priced than these? You might check out Granby and East Granby to the north and Canton and Burlington to the west. These are very nice towns with very good schools and they offer a more affordable alternative to Avon, Simsbury and Farmington. Jay

Maybee consider the towns of Barkhamsted or New Hartford? My best friend lived in Barkhamsted for many years before relocating to FLA. Was so much les expensive than the New Milford area for him. I worked up that way for 2 years, had hundreds of customers within both towns-VERY nice neighborhoods, rural and quiet. Roughly 1/2 way between Winsted and Farmington. Rt. 44 is the main connecting road. Just a thought. I know both towns not as pricey as Simsbury.

You may want to consider looking at New Hartford which is a very nice area and not far from from work. Take a look at prices there. Moderator cut-No Real estate or financial ads permitted on the state forums- DM or PM only

Nice neighborhood in Avon/Simsbury/Farmington area
If Monroe in your chosen area, there are very nice one family homes in the 500-600,000 range down from 700 plus so should have good upside value when the market changes.

You might want to look at condos. I know there are a few condo complexes in Farmington that are older but still in decent shape, and there's less handyman-type stuff that you'd need to be responsible for.

Powder Mill in Canton
Have you looked at the "Powder Mill Village" subdivision in Canton? It is located near the intersection of Rt44 and Rt 202 and is a very convenient location. These are newer homes (oldest are 5 years old and there are still a few under construction) The homes are mostly three bedrooms 2.5 baths with attached garage and are between 1500 to 1750 sq feet. The resales are selling in the range of $330,000 to $360,000 . There are tons of kids in the neighboorhood and the Canton schools are excellent. The commute to Simsbury is about 15 minutes, quite a few people in the neighborhood work for the insurance companies in Simsbury and the commute is a quite easy. Send me a private messagel if you are interested in hearing more information, I know of several residents who might be interested in discussing a sale in the right situation and that could be an opportunity to perhaps find a "good deal" price wise.
