Default Lot for sale in Monroe

There is a lot available on Fox Run Road - does anyone know anything about this area? Thanks.

It is very close to route 25, but to many that is a plus because you are near shopping and easy travel to the Merritt Parkway/I-84/Route 59. I think the area behind Fox Run is largely wooded and undeveloped, you might want to check into who owns the property. If it is privately owned, there would always be the potential for it to be developed at some point in time, which might or might not affect your decision in purchasing the lot. If it is owned by the water company, it is unlikely to ever be developed.

As for Monroe itself, it's a great family town with very good schools and parks. I have lived in Monroe for 11 years, and our oldest kids have gone through the entire school system and we have been pleased. We are starting all over with a preschooler.

There is a Big Y grocery store on Rt. 111, and a Stop N Shop is also scheduled to be opened sometime in the future on Rt. 111. There are a lot of restaurants and shopping centers along both Rt. 111 and Rt. 25. If you wish to shop at larger malls, the Trumbull shopping mall is 15 minutes away, the Milford mall is 25 minutes away, and the Danbury Fair Mall is 30 minutes away.

I would suggest taking a trip to the town hall and tlaking to the people in the Planning and Engineering Departments. They will be a wealth of information on the property and the area. Ask about drainage problems, wetlands and that undeveloped property behind it. You will want to know for sure what is around you and if it can be developed. Good luck, Jay

The lot itself has had all the tests done and is ready to be built on. The property behind is owned by the Town and has been designated as a Telecommunications Park (a cell tower sits on it).

We have noticed that it seems to be close to many conveniences (mainly a Dunkin Donuts drivethru around the corner and a Super StopnShop just over the line in Newtown).

We are not very familiar with the Town and wanted to be sure that this would be a good area to raise a family.
