We are looking to build a house and have had little luck finding a good building lot for a decent price. We got tipped off to a nice piece of land that has a very small house for sale on it for a great price. Does anyone know a ballpark figure it would cost to knock down the house and build our dream home? Are there any other pitfalls I should be concerned with in this process?

Default Lizzie, this is 100 x harder

than just buying a house. You must be very careful that you can even build on the land you are proposing on buying, their are so many factors that have to be looked @ size of property compared to size of house, zoning, environmental reports,easements, moratoriums on building, typography of property,etc............ As far as cost what size house is their now, and how big of a home do you intend on buiding..................and what type of building material do you want to use...........you really need a professional person helping you with all of these matters...it can become very overwhelming..................supply us with a little more info and maybe we can help you some more................Good Luck......................P.S. if the property truly is at a great price you need to move fast if not a builder will walk in tomorrow and buy the property for cash and close in 2 weeks............

it was actually a builder who called me about the property. He left me a message though so I haven't been able to talk to him. He said that it was on 2 acres so there would be room to build. I had been dealing with this builder when we almost bought a lot but we ended up not buying it because it was too expensive. The house is 1300 square feet and we are looking to build a 3200 square foot house. I know what the builder will charge me to build the house we want ($140 per square foot). Now, I am trying to find the piece of land to buy on but in this case, I had no idea what it would cost to demolish a small house like that. Also, does the builder do that, take care of all the permits, etc or do i do that separately?

Since you are working with a builder already, ask him for an idea. I would also go into the town engineer and building department offices and talk to people there about the property. As Westchester noted there could be reasons that you could not build the house you want on the property. Though with 2 acres you should be able to get a 3200 s.f. house on it. Good luck, Jay
