hmmm my first half of my post disappeard so here it is.
We looked at a house in this neighborhood before leaving CT altogether. Our real estate agent steered us away from this home because of the "lack of quality" (he pointed out double hung window for example over kit. sink where there should be a casement so you dont have to reach). He also hinted that this neighborhood was the "cheap seats" of Avon. I know they're not supposed to do things like that, but we found that in CT, many people in the housing industry do things they're not supposed to do. Just relaying my experience.

Create a free business profile by going to http://www.city-data.com/profiles/add and fill out your forum profile instead. Do not include links to your websites, MLS listings, etc. in your posts. Do not try to push the envelope by attempting to hide your intentions. Do not solicit business by DMs. Show your knowledge about the area and help people and you will get leads naturally. Real estate agents should join the usergroup for them here: http://www.city-data.com/forum/profi...editusergroups. It will set your user title and add an icon next to your name, so you will get free advertising with your posts.

Sorry to hear about your bad experience with creepy landlord! Shame on Him/Her!

There are also ball fields in Buckingham I believe...I for one would not want to be in a traffic pattern of cars traveling to games on weekend/weekdays..Have kids that play the game, but I do know the traffic games can bring to neighborhoods...I would have to be away from that type of traffic pattern..The PUD fees bother me a bit...Pay approximately 1200 a year for what? Gym use, clubhouse use??????????
Unfortunately, maintenance fees, PUD fees are not tax deductible as mortgage and real estate taxes are, except for if it is rental property...

I think I read on the Avon recreation site that ballfields are open to 8:00 PM...

Avon schools fit our needs in terms of size/academics..Glastonbury was another choice for us, but the size of the high school is too big for our needs..Like the size of each class at Avon hs..About 320 for upcoming classes I believe..

Now the question is..rent for a year to "get our feet wet" in the community or plunge into a purchase...Who knows if market has yet to bottom out yet? Maybe interest rates will even drop further?

Thoughts?????????

Why would anyone consider living on top of or adjacent to a closed dump (landfill)? Our organization, People Investigating Toxic Sites, has files of many cancer clusters in communities near dumps. We also have a long list of residential drinking water wells contaminated with carcinogenic chemicals from closed dumps. All the closed dumps that we've investigated contain cancer-causing chemicals. Be wise and look elsewhere when considering a home. It doesnt matter how beautiful the home is if there are poisons lurking beneath.
