I am seeing so very many houses for sale in Guilford, and Madison too. Very surprising to me. Why is this? Is there cause for concern?

Not sure what you mean by "so many"? Neither town is a small town - Madison has about 20,000 residents and Guilford about 23,000? I know inventory is down in Hartford County, so it's almost a seller's market now. Don't know if New Haven County is keeping up, though?

A quick look at BHHS' second quarter 2016 report says that sales are up across the state compared to 2Q 2015. Number of sales are up compared to 2015 in both Guilford and Madison.

We are about to enter recession in a year or so, so smart folks selling at the pick.

The number of sales in Westport through end of August 2016 is currently identical to that of 2015, with 257 closings. The median pricing is also nearly identical. The median price in 2015 was $1,305,000 at this point in the year compared to $1,295,000 last year.

My aunt sold a house with a pool in Westport for $65k and bought a smaller one on St. John's Place for $40k. That was around 1967 or 68.
