Doesn't comp well against Fairfield, the river towns in NY, or northern NJ. If you want that acre lot there are deals to be had in other nearby towns that have more of a rural character but also great schools.

It's CT, not the bay area or Denver, there are well funded schools everywhere in the area. Westport just happens to be uniformly affluent and its performance reflects that.

I am a millennial with little kids in that price range for housing plus renovations. I don't have time or energy to deal with that. I used to, earlier in my career, but my salary didn't support it. I suspect that scenario is not unusual.
Oh, I don't think we're talking about the same thing here.

These homes Geoff and I discussed are smaller turnkeys on maybe 1/4-1/2 acre lots near Rt1 and 95. Maybe some cosmetics but they don't need 6 months of renos.
Fairfield, NY, and NJ comps will have higher taxes. Fairfield's mill jumps up to $26 so thats another $3-4K/year going to the municipality instead of your own pocket or principal or the CHET accounts. The kids get Gold plate district instead of Fairfield's Silver plate. There's puts and takes.

Yep. Everything is functional. You're way better off buying one of those and investing the difference in the market assuming you're buying for the gold plated school system and the coastal quality of life with the commuter rail right there. It's not like Westport has slums.

That home on Inwood is next to train tracks which might be fine since the home looks like a boxcar. Ugly. At end of day, a house like that would cost 100K less in Fairfield so the 3K tax difference is accounted for in purchase price. You might pay 30K more in taxes over 10 years but 100k more for house so that makes sense only if the Westport status floats your boat. Perhaps a better school system but it is more 24K gold to 22k, not gold to silver. Slight statistical differences.

Nah, then you're living way far out closer to Bridgeport to get that price and size. Thats 6-7 exits up 95. Folks will sacrifice out of that. I hear about it all the time here in the Stub. Its a combo of the Gold status plus commute.
The closer part of Fairfield, homes in the 4's are much smaller and also abut main thorofares.
1500+ sq ft homes are in the 5's and taxes are 8K and up and many of those abut the thorofares too.

Your other statements are precise.
Oh yeah. This house belongs in McMansion Hell. The gable rooflines don't align, the windows don't make sense, and is that an elliptical transom masquerading as an eyebrow dormer????

So tracking the inflation rate. That’s healthy.
