Hello

I am wondering which areas in Ct have homes that are on large lots with large acreage, separated from neighbors, good airbnb potential and ability to have horses.

What are your suggestions for places to look into?

If you want affordable acreage, then eastern CT is the best bet. Take a look in Pomfret and Woodstock, for example. They are nice towns to visit.

You can probably find something cheaper in some of the other rural towns, but they may have very little else to do there. (Ashford, Eastford, Union, Voluntown, Canterbury, Hampton, Chaplin, Sprague are in that category.)

You might find something in the towns surrounding the casinos, like Ledyard, Preston, Montville, Franklin, Lisbon and Bozrah.

I have a family member that does AirBnB in eastern Connecticut and they did quite well before Covid. Their home overlooks a golf course and is 10-15 minutes from the casinos. I think that might be your best bet.

Other areas that might be good are the lower Connecticut River Valley in towns like Hadaam, East Haddam, Chester, Lyme, Deep River or Essex. And then there is Litchfield County. Just about any town there would work but I’m sure there are already a number of these there. Jay

Vacation rentals are going to be best in areas that are more accessible to NYC or near an attraction, like the casinos.

Litchfield county and the lower CT River valley area are two good bets.

East of CT river has “cheaper” prices. But these types of properties exist throughout the state, Greenwich included. But it’ll cost you a lot more than the Putnam to Norwich corridor
