That is why I asked about the maximum commute one way including the travel to the train. Some of the suggestions are over two hours one way from the house to Grand Central. But maybe the OP doesn't mind that kind of a commute for three days.

3 hours is reasonable as a target, but IMO not achievable given what you want in housing, plus given how much worse already too long train rides became post covid.
What is your GCT to office time each way?
If I assume each way -15 minute ride to station , 5 minutes walking to/from car, 10 minutes GCT-office, you are leaving just 60 minutes train time each way. In real experience in2 021, not published times, Stamford-GCT pushes 60-65 minutes now.
4 hours/day will be a challenge given your desires, which allows 90 minutes Metro North, other 30 travel to station, park, travel from GCT. Milford-Harlem is running about 90 minutes in the morning more often than not as of 2021. GCT adds another 15 minutes, as the train crawls in the tunnel.

I did a 90 minute train from Milford regularly for a while, 3-4 days a week. Offices were always within a few blocks of GCT. Walkable. I live 5 minutes from station. It was fine. I couldn't do 5 days a week though.
Gradually reduced and then Covid hit, and I'm pretty much all remote now.
The trains have gotten slower due to infrastructure issues and a Covid reduced schedule. So my 90 minute train would now be closer to 100-105. I remember when it was even faster, 80 minutes.
And finding something in Milford would be impossible anyway. You're in West Haven now at your budget, which is another stop, or in the Valley.
Valley example: Derby to Fairfield Metro, 20-25 minutes, Fairfield Metro train, 85-95 minutes. So you are looking at 4 hours a day.
The infrastructure bill will help train times. Maybe we'll get back to 2013 speeds. They're saying they can reduce 30 minutes from New Haven. But it'll take 5+ years.

Basics- house rental. Not apartment, condo, or townhouse. But an entire building. I don't want to share the building even if others are on separate floors. I value privacy and quiet above all.
Purpose- to commute into nyc 3x/week on metro north.
Budget -$1500-2000/monthly. My salary for 2020 is $120k.
Ideal neighborhood- full of trees and grass. 15-20 mins at most drive to the nearest metro north train station.
About me - early 40s, no kids, no spouse. Im saving up $ to buy a house later.
I lived in Stamford and now Trumbull. I went to the Pratt Institute in Manhattan (2 to 3 days into Grand Central) while living in both Stamford and Trumbull. I was fine with that. I am thinking with 90 minutes puts you about in Stratford. Let me look. You have to up your budget.
You can afford it....trust me.
Here is the problem. From the Bridgeport station to Grand Central is about 1 hour and 35 minutes. The Stratford station adds about another 8 minutes. That does no include travel to the station.

Northern Bridgeport would be good but there are no houses anywhere near you price range. Bridgeport is not cheap anymore. There are only two houses in Bridgeport in the good areas and they are both way over. I want you to see what happens when all the NYer's want houses. Hard to believe Bridgeport prices.

Let's look in Milford. The train alone is about 1 hour 45/50 minutes. In Milford there are a lot of little tiny houses near the water that you might be able to get into. You are single so a tiny house should be fine.

I suspect by OP's wording, they seek 90 minutes door-door, which is tougher. Not achievable, either, throughout Ct, with their constraints.

OP, I'd look at towns on the MTA's Croton-Harmon NY line. Many end at GCT, also. (Or any of the other lines approaching from more sparsely populated regions north of GCT). I am unsure of the cost, but you may have more for rent, by lowering rail cost, also.

That is good to know even though it will take 5 years. Do you have a link for where you read that?
Did they have to slow the trains down because the tracks are old and need updating?

I was saying Derby drive to Fairfield Metro.
I don’t think 90 minutes all in for their budget is doable anywhere in tri state with their wants. Maybe in a rough neighborhood.
