Default Moving to Ct...Would like some info on taxes.

Im reading some of the posts recently about the taxes on cars and property. Im moving from Fl where there are hardly any taxes. What is this mil rate? And what would the mil rate for towns around Guilford, Branford and Clinton? I also am looking at Killingworth, Westbrook, Deep River and other towns in that area.

I have been looking but can not find information on how people are taxed in CT anywhere on the internet. Any information would be greatly appreciated.

A mill rate, determined by a town's yearly budget, is the amount of tax per thousand dollars of assessed property.

Be careful about looking at mill rates alone: taxes are a product of assessed value times mill rate. If a town's market values are high but the mill rate is low, taxes would be close to a town with low market values but a high mill rate. By the way, taxes are due on 07/01 and 01/01 each year.

My town, Cheshire, has high property values but a low- to mid-range mill rate. My taxes are approximately $8,500/year.

Let me know what kind of property you are considering (style, square footage, age, lot size, and amenities) and I'll show you comparisons from town to town.

I have been a bit fuzzy on what mil rates are, and how they work, as well; many thanks for the clarification!

I do know that how the homes in a town or county are assessed (in other words by what method: full market value or some other basis) can make a difference also.

I too would be interested to know how the mil rate in different towns would vary based on what kind of house I'm looking for. My ideal is a ranch style home (preferably entirely on one level); 2500-2800 square feet of living space; property size between 1/2 and 1 acre; age of house is unimportant (in fact I think something circa 1960s would suit me best, because I don't like the cathedral ceilings, multiple rooflines, and "walls of glass" that became popular starting in the 1970s); must have a 2-car garage; and must have public water.

Here are the closest two that I could find for comparison purposes:
120 Highwoods Drive, Guilford - $389,900
Ranch, 0.76 acre, 2,127 sq ft, built 1967
Assessment: $191,650 x 23.16 = $4,438

31 Buttermilk St, Branford - $379,900
Ranch, 2.96 acres, 2,214 sf, built 1964
Assessment: $254,900 x 21.76 = $5,546

Land is playing a role in the difference between assessments.

Mill rates all depend on the town's financial situation. The more stable and solid the town finances are, the lower the mill rate. That is the key. The lower the mill rate, the lower the taxes will be. Unfortunately, most of the towns with low mill rates tend to be pricey. The assessed value of the house divided by 1,000 multiplied by the mill rate, will determine your annual property taxes.

The mill rate is also used to calculate your personal property tax we pay for our cars. The same calculation as above is used. The only good things about the property tax on vehicles is that the assessed value goes down every year, thus reducing your taxes every year on that vehicle and that personal property taxes are tax deductible on your tax return.

Also do a search of connecticut town mill rates on the net. This will give you a site has the caption connecticut town mill rates. This site has the mill rate for most connecticut towns.
