Question Closing costs on seller side in CT...

First time seller here. What are the standard closing costs a seller must pay in the state of CT? I'm assuming I'll have fewer costs than the buyers, but I'm wondering if there's anything unusual that I might be missing. There are attorney fees, CT sales tax, broker commissions (5%) - anything else? What are reasonable fees to pay an atty for a closing when selling a home in CT? Thanks.

Hello! Seller's expenses include:

State conveyance Tax - 0.005%
TOWN conveyance Tax * the amount depends on the town * estimate $2.50 per $1,000 of sales price
Broker fee - in this market, extra marketing is $$ is needed so 6%
Attorney fee - DEPENDS! Call a few attorneys unless you have an attorney that you trust. We're talking AROUND $600.00 (I've seen more, I've seen less).

I spoke with one attorney today who said his fee is $700, then $97 for the recording of the release of mortgage & FedEx fee to send check to my lender, and conveyance fees (.50% for state and .25% for city). I'm gonna call around some more.

Bumping for more info. We grossly underestimated our closing costs when we sold our home in NJ last year and purchased here in CT. My husband is taking care of most of this, but I'd like to get a handle on how much we should expect to pay in closing costs (excluding realtor and lawyer fees). We are in NEw HAven County if that makes a difference.

OMG you have to pay in this state to sell a house? No where else we've lived makes the seller pay anything but the realty fees and your portion of yearly taxes on the property. Never heard of such foolishness.

Closing on my Milford condo end of this week.

State of Connecticut Conveyance Tax: $800
Town of Milford Conveyance Tax: $400
United General Title: 88.00
SMS FasTrack- Release Tracking Service: 156.00
GTLS Legal Fees & Disbursements: 1100

Any property tax owed up until the closing date.

CT is insane. No incentive to own or sell for that matter.

That is not true. Many states, counties and/or towns charge conveyance taxes. Jay

I am not sure where you have lived but if you look closely at your closing costs you may see them within the various charges. Jay
