"Seller's market" takes into consideration...

1) days on market
2) selling price vs. list price

If a city or town is experiencing rapid inventory turnover and selling prices at or exceeding 95 percent of list price, it's a seller's market. West Hartford falls into this category.

Why not...

Over the past few months, West Hartford has been mentioned consistently to many posters as the town most likely to meet their criteria.

Guys, don't shoot the messenger with my "West Hartford is a seller's market" talk. I'm just pulling the data that supports this, and it really does vary from town to town as you can see from my chart. As far as houses sitting for months and months, it's most likely price that's affecting it.

I wasn't trying to shoot the messenger -- more hoping to help my friends in W Hartford sell their house!

Completely unrelated, but down in Ffld County there is going to be a GLUT of houses coming on the market over the next 6 months. The financial firms are laying people off in droves right now, and quite a few live along the shoreline. Good time to be a buyer if you are in stable employment and can afford a realistic payment...

Sometimes too it is location. Homes on busy streets or near nuisences (highway, landfill, train tracks, etc.) may not sell because people avoid these places. Of course for the right price anything should be able to sell. Jay
