Not very. Although it is getting better, and some of the housing projects are being renovated and/or upgraded. The Stamford Hospital is planning a major renovation and expansion and overall, the area is much improved from 10 years or so ago. The area is not that large, and borders Greenwich on the west. It can only get better. The mayor of Stamford is doing a good job of cleaning up the area.
It is the murder and gang capital of Stamford (few murders occur). Pretty crime ridden, relatively speaking.

West and South are not that great. South is worse. Can you rent it out for now? Can you accept less. Can you call your mortgage company and tell them to do a short sale? Otherwise batten down the hatches and try to stay.

Market will comeback in 5 years from now. don't expect to get more for your property within 3 years!
