new contruction subdivision locator?
Is there a website that shows where the new subdivisions/new constructions are in CT? I'm looking for a new house and would prefer a custom/new house. Looking in Tolland county or somewhat close to the tolland county lines in hartford and windham counties. Thanks!

I can't think of one. Tricks that REALTORS® use on the MLS are inputting "0" or the current/future year for the year built or inputting "Lot" for the street.

The one website I know of is not very good. Connecticut does not have a lot of large scale subdiviion developments like other states do. Some of the realtor sites like Prudential or Ravies have the option of looking at newer home. I also like what Rich recommends. Jay

Odgen Brook Estates in Vernon 06066 (Tolland county)
by Boynton Builders.
40 lot subdivison
2 houses almost complete, 1 foundation is in.
Windham is approx 21 miles.
Hartford is 15-20 minutes from Vernon.

The local newspaper should have a weekly real estate section with ads for many new subdivisions, which may be online. I don't know what newspaper covers Tolland, but the Hartford Courant's section is pretty thorough. I think it comes out on Friday?

Can someone sign me up for the MLS so I can try some of these searches?
I had a realtor I was working with a couple years ago that I used to receive new listings emails from but she is no longer a realtor apparently.
I stumbled upon a new development in the somers/enfield area just by chance a few months ago and would like to see what they are listing their houses for.
Any assistance would be appreciated! Thanks.

Unfortunately, no. Our five (5) MLS's in Connecticut are closed to non-members.

No problem. Any REALTOR® can do this for any customer/client if an e-mail address and property criteria (towns, type of property, amenities, age, and price) are provided.

If the development is listed on the MLS, any of the REALTORS® on this forum can give you that information if 1) you provide the address and 2) it's covered by the MLS('s) to which we belong.
As I mentioned above, there are five MLS's in Connecticut: 1) Statewide MLS* (approx. 75 percent of the listings in the state except for Greater Fairfield County), 2) Greater Fairfield County Consolidated MLS, 3) Darien MLS, 4) New Canaan MLS, and 5) Greenwich MLS.

Try this - you can sign up for an MLSPulse account on my website which will allow you to search for properties by age (I'd go back no more than 2 years). This will give you individual properties, not subdivisions so you may get 5 or 6 listings in the same development.
Or, if you want to email me your contact info, I'd be happy to sign you up through the agent MLS directly (the free MLS at CTReal.com doesn't give you the option of looking for new construction) and you would get listings for lots, new construction, etc.
