OMG - My Property Tax!~
When I moved here in 2007 (less than 2 yrs ago) taxes were $5,400 per year. My net assessment is now $348,000. My previous mill rate was 22.54. DOES THIS MEAN MY TAXES ARE NOW $7650 PER YEAR????
I AM FUMING. THATS ALMOST A 50% INCREASE IN 2 YEARS WHILE THE VALUE OF THE HOME HAS DROPPED 25%. WTF.
I did do renovations and in 2006 they reassessed after all was done and my tax was $6000 per year. Why is it now $7600? Will the mill rate drop at all????
We're almost getting as insane as Westchester now. Someone please give me an incentive for staying here.

Yep, except here in Manchester they did it over 3 years so you wouldn't notice as much.
Please let us know if your mill rate drops or not.

When we went into the assessor's office to file our request to fight our assessment, I overheard the town employee telling the person in front of me that it was good to have their assessment go up, since that meant the mill rate wouldn't go up. Huh? That's their excuse for over-valuing our home?

What city do you live in? For me, the high taxes are worth it due to location. My city is safe, we have a good quality life, and taxes could be much higher (Westchester!). I'm in Stamford. Ours went up last year from 4200 to 6000. Not happy about it, but it is the price you pay for proximity to NYC, the coast, and safety, etc.

No, your taxes should not go up that much. Usually when a town goes through reassessment it drops the mill rate. Talk to your tax assessors office to get an idea of how much it wil go down.
CrissCT - I am sure the employee meant to say that it was good so the mill rate will go down. Either that or they were trying to be funny. Only thing is thye should know that people do not find anything to do with taxes very funny. Jay

You're right - and I should add I love where we live. The taxes aren't that far out of line with other places we have lived.
As I've stated before, my family is in NY state. My sister could practically re-buy her house every 10 years for what she pays in property taxes. She lives in an area where real estate is cheap but they still need to raise a certain amount of money for school funding and that isn't any cheaper just because property values are less there.

If you've ever thought of coming to Texas, your annual tax on a $348,000 house would be around $12,000 in many counties. Just a thought.
