Default Title Insurance Question

Hello,
We will be closing in 2 -3 weeks (don't have a realtor, new purchase) and looking for title insurance. As a buyer, do we need to take title insurance for both lender and owner or just the owner? If it is just for owner, will the lender pay for the title insurance himself?

Is there any website that will give approximate title insurance costs? I searched on closing.com and some attorney's are listing prices for Home Owners policy and lenders' policy. But some attorney's are listing prices for just home owner's lenders policy

In Connecticut, the closing attorney usually takes care of the title search/insurance, the mortgage broker takes care of the appraisal, and the buyer takes care of the homeowner's insurance and inspection.

It sounds like you're buying new construction directly from the builder. If you are closing in two to three weeks, you should have an attorney by now. By the way, I mentioned that the buyer takes care of the inspection. New construction should have inspections just like any other property.
