Home prices are "sticky" on the way down, meaning that sellers will delay selling or hold out for better prices. Actual values, and therefore, what cities should be using for actual tax valuations, are probably about 25% below average listing prices.

But the cities and towns are refusing point blank to reduce valuations, because that could cause the mill rates to rise (because the cities are spending MORE not less money than 5 years ago during the boom). Consequence: Connecticut property taxes are getting absurd. Over $1000 per month for many middle class homes. Simply unsustainable.

Hey I just wanted to jump in and let the op know I understand how you feel. During 2007 much of the market in the D.C. area was ridiculous. I had to travel about 25 miles from my job to find a decent house, without being in the ghetto. Something I really didn't want to do but hey I wanted to buy a house so my options were limited. To make things worse I had to find a good school system for my kids.

Well long story short found a 1300sq townhouse for 260,000. I use this program to get my house. https://www.naca.com/offices/maxPric...&language=null I don't know how much homes are in CT, but if you type in the zip code they will tell you the maximum amount they will finance for the area. When it comes to buying a house you have to start small. If you can't get a house then try a condo. But you have to start small. I wish it was like back in the day where everybody could find something in every price range. I think it's only fair to allow everybody the opportunity to buy a house. Oh I forgot to mention they will pay all closing cost. So that 14,000 you have saved can be applied to buying down interest rate or make home improvements. I disagree with some posters who claim that the middle class is being greedy. Heck most of america is middle class. Heck, depending on your area making 100,000 + won't afford you a house with in a good commuting distance and good schools. I personally hate my commute, can't stand it and when I'm able to unload this house and get something much closer, I will. But until that time I have to suck it up and press forward and thank God I'm able to buy this place. I wish you much success in your endeavors. Another option, you can always save up and move to another state all together. I'm pretty sure once you have experience and attained higher education you can find a job nationwide. The world is at your disposal it's up to you to find what works for you my friend.
