Luckily, it didn't rise double or triple digits in a short period of time. Generally speaking, we experienced 1-percent-per-month appreciation for about 24 - 30 months depending on the market. The time period referenced is 01/2004 - 06/2006.
Some middle-segment and lower-end markets saw their prices continue to appreciate after the higher-end markets reached their plateaus. This residual effect by the lower-end markets was basically an effort to "close the gap" that the higher-end markets created by moving upward.

I guess I can confirm this. I just found out that the house behind me, which went on the market last week, is already under deposit. It was well priced. I thought it could have been listed higher. I believe their strategy was to price it under its value and sell it fast at or above asking price. Two friends of ours also just sold their homes and both were not on the market long and got near asking price. Again, well priced to sell quickly. Another house up the street is sitting but the price is too high for the market. Plus the decor is dated (looks very 80's) even though it is a newer home. Anyway, thnaks for the update. Jay

What town is that in? We are still planning on moving back to CT, however it just may take longer than anticipated.

Glastonbury - We are an upscale suburb of Hartford about 8 miles southeast of downtown. Great location with access to I-91, I-84 and Route 2. Excellent schools, nice shops and restaurants. We are very happy here. Jay

JayCT - Lived there for 13 years. LOVED it. Has to be one of the nicest places to raise a family. Great school systems and just wonderful friendly people. Lots to do around there and so convenient and pretty.
Can't wait to get back there. Seems like it will never happen.

If you don't want fairfield county try Madison, Guilford or Essex along the river. They are beutifull areas and you get to enjoy the coast as well. Stonington is picturesque if you want to be that far east.

I wanted to bump up this topic, as we are possibly relocating to CT. I thought we could afford Greenwich...
I'm looking at Tolland and it seems a bit more reasonable. Is it a rural town?
