Dallas' northern burbs & ex-urbs are overrated IMO. With waay too many transplants it makes you wonder what ever happened to all of the natives there. Did they move out because they knew what it was becoming?

Spoken like a true townie..Well done. Where ever this mentality exists I minimize living near it.

You must have stopped your northern suburban travels on the flat prairie of Plano. McKinney has wonderful tree cover, rolling hills, fantastic creek bottomland with old growth hardwoods. I chose McKinney because of all the areas in the metroplex, it reminded me most of my home in Georgia.

They're still here in Frisco, lol. There was no mass movement, I'm sure some moved but there was only 3,000 people here in 1990, there's just a whole hell of lot more people here now so meeting people that are not relatively new is pretty hard.

I don't think the northern burbs are over rated at all. Great schools, lots of shopping, safe, I love living here. A little too conservative for my taste but you can always find like minded souls. Just depends on what floats your boat. McKinney is one of the best natural treed cities in the metroplex as well as the beautiful rolling hills on the west and south side of town. The city has done a great job enhancing the foliage with well placed gardens and trees as well. With their historic square and plans of further urbanizing downtown, it's great location for someone who prefers the burbs.

As far as transplants, well we all are to some extent right? That doesn't bother me, but there is, admittedly, a high transient nature compared to more established Dallas neighborhoods. Many areas of Plano and the historic district of McKinney, however, are suprisingly tight, as the suburb ages many people have lived there now 30 years and in McKinney's case longer than that.

When I used to live in East Texas the problem was that we didn't have enough transplants, that can be bad as well. Tyler is something of an exception, just gives way too many outdated viewpoints a chance to stick around, new blood can help change things over time for the better.
