Moving to Irving area. Realtors keep sending me some things in Dallas which is OK, but where are the relatively safe areas to live? We will be renting, preferrable a single family house. Kids will be in private school in Irving. School not a factor as much. NEEDS TO BE SAFE....and close to Irving and within driving distance to Richardson or Plano area as well. These are my criteria.

Any opinions appreciated. When I enter zip codes, it gives me crime for whole area. Sometimes there are pods of good nbhds mixed in like here in MPLS.

We were hoping for 1200.00 month for rental property. I found a dallaspolice crime website and it's peppered. It broke it down by precinct, and a few areas looked sparce, but mixed with minor things like house breakins (J/K). We actually decided on Coppel (hubby decided) but my commute is now going to be horrible from Coppell to VA everyday. I guess I'm looking for future reference to eventually buy. I want to expand my horizens. Any help you can give me would be great. When we do buy, we were thinking mid 200K.

I know of safe places in Dallas, but they wouldn't work with dropping off kids in Irving and then heading to the VA. I don't think any place is crime free. Our Dallas neighborhood does not have a big crime problem at all, but it isn't crime free.

I've heard Coppell is nice and the school district is good, but I don't know much about it. My son had one school friend over there and he played there once. It seemed nice. If you live in Coppell have you considered skipping the private school since the public schools are good? I haven't heard of that school in Irving you will be using. I once looked at another school in Irving (The Highlands School). The setting was so pretty.

Try living in Irving if public schools are unimportant. $1200 probably won't get you far in Coppell and there are plenty of quaint neighborhoods in Irving. Look into the hospital district (the area around grauwyler rd. and MacArthur Blvd) or the North Irving Heights District (Grauwyler and Irving Heights area).

Some Homes to look at are: (all in the 75061 zip code)

1912 Sunnybrook
708 Brookhaven
1503 Brookhollow

Have you looked at renting something in Euless - down 183. Isn't that road the school is on? It doesn't look like $1200 is going to get you much (wow, I haven't priced rental property in a long time - it's gone up!).

If you're kids are going to private schools you have plenty of choices around there. Farmers Branch has some nice neighborhoods that would close to your price range, and Northern Irving. There are still lots of nice neighborhoods in Irving, people with kids just have issues because there are alot of cheap apartments that are mixed in whose children go to school too.

The Euless idea was good, I kind of doubt you would find much in Dallas in that price range that would be terribly safe, but Carrolton probably would have some areas in that range as well as maybe grapevine.

I did a search for rental properties (houses) for $1200 in the entire area and there wasn't much at all. The Dallas areas were not good at all - places likes Walnut Street near Audelia. Yikes, I used to live there and it was gang infested and section 8 all the way 13 years ago when I left. Didn't even see much in Richardson. There were nice houses in outlying areas though for 1200 - Saginaw, Little Elm, Princeton. There were a couple of places in Euless. But dropping kids off in Irving and then heading to South Dallas, that doesn't leave a lot of options.

Search craigslist or Dallasnews for East Dallas and Lakewood - there are a lot of independent, mom-and-pop landlords with properties in the area.
