Is there any reason to sign an agreement with a realtor in advance of them finding you a property to rent?

Just the opposite, rentals are different then buying a home. Very few Realtors find it profitable to work with people who want to rent homes. There is very little money in working with you to find you a rental.

Most agents will not talk to you without an agreement. I wouldn't.

Interesting topic. We don't sign buyers agreements until we have an offer in on a house (of course sign them with the listing agent when we sale) but the first agent we worked with here refused to show us anymore properties when our short sale fell through unless we signed with him. (We did ask him to show us quite a few houses, we wanted a Plan B in case the short sale fell through--when it did, we had no Plan B.) The irony is that we were always loyal to him, and if another Realtor asked us at an open house, for example, if we were working with a Realtor,we always told them yes we had one. Well we ended up working with one of those Realtors we met at an Open House, and she will make more on an offer we are about to make than he would have with the short sale. If he had only stuck with us one more week!

I know what you mean but we did trust (and like) the Realtor. We considered him a "business friend," if that is a good description. We were shocked when he basically dumped us by email and figured he had had an uptick in business and he didn't really care to work with us any longer. If we were having a conversation and this had come up, we might have signed, but that never happened due to his rather curt email. I guess that shows our level of ignorance too.

At any rate, based on the recommendations of you and others in this forum on areas to look, we are about to put in an offer on a home in Hackberry Creek (and bite the bullet on the HOA dues) with a home in Riverchase in Coppell as our Plan B. We both like the Hackberry Creek area, and there is alot of shopping, restaurants, and medical. We timed it and it was 18 minutes (in light traffic) to the federal building downtown, and 20 minutes to our son's house in Southlake.

The only real consideration now is that the house has had drainage problems, and there are beaucoups of cracks in the driveways and around the pool. That does concern us, but figure we will have to wait to talk to an inspector about that. So that is our decision to make today.

We like the eastern Coppell area too but it is more isolated. The Plan B house is on the golf course though, and with a pool, and quite beautiful.

We were really taken with a home on La Jolla in La Villlita, it met all our wants, even with a pool. But it was quite a bit more than we wanted to pay and we did not figure that the seller would be willing to come down almost $100K! We are making ourselves stick to our top end of the range.

Hopefully we are coming to the end of this saga. We have now been in a hotel for almost 6 weeks, all our household goods from both the Houston area, where we have a house on the (very slow) market, and from San Antonio, where we have owned a small home for years (it is now rented out)--everything has been moved into storage somewhere in Dallas, our dog is about to go postal over being stuck in a hotel room for 6 weeks--I think it is time for this all to be resolved. We have been so ready to buy for weeks but have been trying to look hard at all the considerations so we don't have any "buyers remorse." The young lady from Ebby who has been helping us the last week has put her heart and soul into looking for properties for us so we will be happy for her to make her 3%.
