Default Cartwright/Lawson area of Mesquite

Hi, I'm a 26 y/o black male, 24 y/o wife 1 year old daughter looking to move sometime in 2011 to a nice area not upscale, just low crime, no loud music, unruly neighbors etc. I really like the lawson/cartwright area of mesquite my mother lives there and the neighbors are friendly, no ghetto ratchetness, or loud fake thugs. I'm familiar with Dallas areas and some of Mesquite, I guess my real question is, should I expect this neighborhood to take a turn for the worst in the next few years because I'm not a big fan of moving every few years, any advice would be appreciated, and also looking in the $150-180 range. Thanks.

I think it's a good neighborhood with potential.

Because this area is in a more undeveloped part of Mesquite and Dallas County, you can get really good deals on homes. Unlike a lot of the tract housing spread around central and north Mesquite, the newer homes in this part of town feel a little more custom and are generally nicer. This area feeds into Horn High School which is one of the better high schools in Mesquite and Dallas County. This area is also pretty diverse with a good number of middle class black families.

Just beware you in kind of a noisy area, between the airplanes flying over your head landing and taking off at the Mesquite Airport, guns going off at the nearby Gibson's Outpost, and loud dirt track racers on weekends from the Devil's Bowl.

Out of the way and almost semi-rural, but NOT quiet.

I live pretty close to this area and it is a nice area. It is diverse and you get alot of house for the money. I live really close to the airport and never hear airplane noise or guns from the gunrange. You will hear the cars from Devil Speedway during the summer at night for sure. You can get a nice house for less than your 150-180k budget in that area. It's a very nice area.

That is the nicest area of Mesquite, and in the $150k-$180k range you should be able to get a very nice 2 used story house - probably 3000+ square feet and less than 15 years old. Maybe less than 10 years old. There are some new houses being built out there too. I bet you will like it. It is non-ghetto, the people are middle class and friendly and you get a lot of house for your money. NOTE: I used to live there. In regards to the airport noise, devils bowl speedway and gun range - I only anticipate that would be an issue if you lived out toward the end of Cartright, near Lawson Rd. The Falcon's Lair development is right at the intersection [note: they are still building new houses there the last time I checked], and it has the nicest houses in ALL of Mesquite including in that area, so even all the way down there the noise can't be too bad.

About 18 months ago I was standing in the middle of Falcon's Lair with the developer of Falcon's Lair; he was talking about how great the location was. We were near the intersection of Lawson and Berry Rd. and could hear the shots from the shooting range nearby. From time to time, we had to pause our conversation due a plane coming in for a landing overhead, as we were right in the path of the runway and at that point the planes were pretty low. I remember one turboprop being particularly loud, but not nearly as loud as that old Citation (jet) based there. Or the dirt track cars nearby on Saturday night.

The city of Mesquite is expanding it's safety zone for the airport since they are lengthening the runway, and the new zone goes right up to some of the houses in Falcon's Lair.

Thanks for the input guys, my mother lives in Falcon Lair, and I agree the area is nice, I would like to know you guys opinion as to whether the area will sustain it's "niceness" for maybe 5-10 years, I honestly don't know how this works. I know the area is mixed and usually white flight brings down the values, but I doubt this will be an issue because all the races seem to get along where my mother stays(Falcon Lair). So I guess what are other contributing factors to a neighborhood declining, becoming ghetto etc. Keep in mind I'm qualified to speak on ghetto, I grew up in Fair Park area, as well as Pleasant Grove, until my mother obtained an occupation to allow us to live in more suitable areas. I'm very very far from being any kind of snob, and not racist against my own kind at all. So in your honest opinion will this neighborhood stay as it is?

I think that area will retain its niceness, and will not become ghetto. That area is diverse, and will remain such, but diversity does not mean it is or will become ghetto. That area has the highest income per household in all of Mesquite, the area is relatively new and a lot more development is still planned out there, the schools are great - compared to Dallas and many other cities, so I think things will be just fine.

And now is the time to buy - not 2 years from now - while the real estate market still has some incredible bargains available.

I live real close to the area (Clay Mathis & Fathon P Lucas) and have been here 15 years. I do not believe that area is going to go down hill. First of all that area has a HOA. There was another master communtity planned right before the collapse and it put everything on hold. The only issue I had with the area is the elementary school was overcrowded. They have since built a brand new school which takes care of this problem. Terry is a good middle school and Horn is a good high school. Like stated that area has the highest per capita income in Mesquite. I really can't see how you can go wrong with area.

LOL. None of which you can hear from inside the houses at Falcon's Lair. It IS quiet there compared to nearly every other neighborhood you can show us that doesn't cost a minimum of $300k+ to own a home. Nice one sided post there guy.
