As you may have heard or seen, there is a new school facility being constructed in Murphy. I believe the road is Murphy Road (right near the elementary school, the court, fire station, etc).

I heard some residents in that area discussing it. Some said it will raise property values as it will be walking distance to schools for Murphy Residents. Others have said it will cause an increase in traffic and congestion and it will cause property values to go down.

Any thoughts on this?

It'll be a nightmare along there once construction starts on Murphy Rd in spring 2012 (thanks TxDOT for waiting ) However, it's going to make that road a 6 lane concrete road which will only make things better. I don't think that will cause property values to go down but maybe hold.

Once the school is open it will help in my opinion. I moved in 5 years ago and there was no HS in the works. My friends with kids in elementary were already bracing themselves for a move once the kids got into MS so they wouldn't have to go to Williams. However in the last 5 years they've gotten a new principal and she has done a great job getting things under control. Then the bond passed for the HS which will be great for Murphy.

I also think there are a lot of other things going on in Murphy that will also impact property values. He beautification project on Heritage, Betsy and S. Murphy, the new Community Center going in at Old City Hall (the old schoolhouse) and the park improvements. You may have seen Travis Farm or Aviary but IMO Brentwood Park is the real jewel. And Liberty Park and Bunny Run are up next and I'm excited to see how it comes out with the two very different ponds.

And in that sales tax revenues were up 10% over the previous year and that will also help. It means more places close by to get and do the things you need but also the opportunity to for sales tax revenue to pay for things property taxes historically have.
