Default West of the Dallas North Tollway

How are the areas in Uptown/Oaklawn west of the Dallas North Tollway? for example, Cedar Springs Road and Lemmon Ave. ??

I am very unfamiliar with the areas in Dallas.

Mixed. North of Lemmon are rather expensive single family homes (around $700k), around Cedar Springs is not so nice. Very close to Love Field.

There is a lot of redevelopment around the Cedar Springs Road area - even over to Maple. One of the big developments was just in the Dallas Morning News last week - you could try a search there...

Speaking of Maple, Trammell Crow has bought the old Parkland/Woodlawn Hospital for a complete redo plus new buildings so I would think that will all fill-in fast...

I have heard a lot of the old apartment complexes up and down Lemmon are coming down, but I haven't been by there to see...

I've been in the Uptown/OakLawn area for about ten years now. They're rapidly rebuilding to an extent that they are almost no longer recognizable. They run along opposite sides of Turtle Creek and share a concrete jogging/skating hanging out trail that was once the Katy Railroad. From near the AA Arena to near SMU.

Any part of Uptown, from Pearl to Knox is quite suitable for an apartment or condo search. OakLawn between Lemmon and Cedar Springs is rebuilding with semi-high rise apartments and pricey townhomes (four to a lot where a old home used to sit). Much of OakLawn, from Avondale to Maple is under the Love Field flight path, so conversation is frequently interrupted. Don't go much further north/west (towards Love Field) than the toll road. Unless, of course, you like waving at flying passengers. Bear in mind though, that for some, the jets are a part of the charm of OakLawn. And often, the jets are landing, meaning less noise.

OakLawn from Avondale north to Highland Park is largely old duplexes (and fine homes they are) many being torn down for the multi-townhomes. Oaklawn from Cedar Springs south to Maple is still a bit ethnic but rapidly changing. From Maple to Harry Hines (medical center) was industrial but is being rebuilt for medical practices kind of living. As I understand it, eventually the entire OakLawn area, from Highland Park to the Med Center will be rebuilt, upscale. Based largely on the perception that the flight to the burbs has turned around and many professionals are now moving to the inner cities.

Let me cut to the chase for you. Oaklawn/Cedar Springs/Lemmon is the gay district. Very nice urban area.

That's not entirely true. Yes, there is a large gay population in the Cedar Springs area, but many gay men and women are moving to Oak Cliff. We looked in that area and found a diversity of people.

That's actually is somewhat funny. I live in OakLawn area and am quite familiar with the 'scene'. Friday and Saturday nites, the streets and parking lots are absolutely packed with autos. People paying 5 bucks $US to park 3 or 4 blocks from the clubs. OakLawn may be the 'gay' area, but where did all those autos come from? And I do believe, the Oak Cliff crowd doesn't care much for the clubs.
