"There is a house that burned completely about 2-3 years ago outside of Royse City and it still sits there all burnt and it's a nice new neighborhood. House across the street is for sale and good luck on that. No one can do anything about it. It was a nasty divorce and the people had paid cash so there is no mortgage. Husband torched the place. Since it's in the county and no HAO there is nothing anyone can do but see this eyesore on a daily bases."

I know exactly were this house is. I pass by it every time I drive to Lake Tawakoni. I always wondered why the insurance company didn't just rebuild it. It would suck to live in that little subdivision. That house is the first house at the entrance.

We pass by it on our drive to Tawakoni too and have wondered about it and we debate how long it's been. DH says 5 years and I say more like 3. It's a nice subdivision although I would not want a house on the corner to 276. That one is right on the corner and the house across the street is for sale. Since it is not in the city limits there is nothing that can be done. No mortgage either to rebuild it or tear it down and sell the lot. I forgot what I was told on the insurance as I thought that myself but want to say because it was purposely set they might not cover it or they didn't have any since they paid cash for it.

Some friends live out that way in another subdivision that is not in the city limits. No HOA. They have one house that the owners have done ZILCH landscaping and don't even water what grass they have. They believe there are multiple families living in the house as well and they can since their is no HOA and no city codes to enforce. Another one a homeowner has ATV's and constantly rides them up and down the streets even though the sheriff has been called and comes out and tells them they can not. Myself, I'd rather have the HOA and city enforcements when it comes to some of this stuff. I can fight an HOA if they tried to get too gestapo.
